Two subdivisions approved by LUPC

On July 20, the Hot Springs County Land Use Planning Commission held a brief meeting at the Annex building, where they held two public hearings for proposed subdivisions.

The first application was for the Dean Minor Subdivision and Land Use Change from Mark and Liz Dean for the approval of a preliminary plat to subdivide about 36 acres into two single-family residential lots of about seven acres and 28 acres, and a land use change from agricultural to residential. The property is located in south Kirby. The public hearing was held and there were no comments from the community. There was no discussion as well from the commission. The planning commission voted and passed approval to recommend the application to the County Commissioners, who will review the application on Thursday, August 18, at 3:15 p.m. 

The second application was for the Hetrick Minor Subdivision and Land Use Change for the approval of a preliminary play to subdivide 10 acres into five lots, ranging from 1.9 acres to 2.1 acres. The subject property is on Lane 7. During the public hearing, there were comments about the soil’s suitability and that there should be soils testing done. After the public hearing was closed, Chairman Adam Estenson discussed the concerns of soil, but it was already a condition of the application. Essentially, since it is a minor subdivision, there are no soils study requirements. The buyers of the property would be made aware of the soil condition. It would be up to the builder and homeowners whether they feel to use the property. The planning commission voted and passed approval to recommend the application to the County Commissioners, who will review the application on Thursday, August 18, at 3:30 p.m.
